By the Surmado team. A working agent’s guide to the AI tools worth paying for, and the ones that quietly waste money.
TL;DR: Most “best AI tools for realtors” lists hand you a pile of apps and call it a strategy. The agents actually winning with AI in 2026 don’t collect tools. They build a stack around four jobs: get found, capture the lead, nurture it, and close it. Almost every tool here points a lead back to one asset most agents underinvest in: their website. Get that right and the rest compounds. Here are the ten that earn their subscription.
Why most agents overspend on AI and still lose deals
Here is a pattern we see over and over when we take over a realtor’s website.
An agent is paying for leads. Zillow, Facebook ads, a portal, a referral network. The leads are landing. Then they hit a site that loads slowly, looks dated on a phone, or, in one real case, does not load at all.
Central Phoenix Homes came to us with a site that was completely unreachable. A misconfigured SSL certificate threw a security warning on every device, every carrier, every browser. Buyers never saw a single listing. They saw a red danger screen and left. The agent was still paying to send traffic to a front door that was welded shut.
That is the thing about AI tools for realtors. They are a leverage layer. They multiply whatever they point to. Point a great AI lead-nurture bot at a broken website and you have automated the delivery of prospects to a dead end, faster than ever.
So as you read the flashy tools below, keep one question in mind: what is each of these pointing your leads back to? The picks here are real, current, and worth the money in the right hands. But the foundation decides whether any of them pay off.
How to think about your AI stack
Top-producing agents in 2026 don’t ask “what’s the best AI tool.” They ask “what job am I trying to do,” then buy for that job. There are four:
- Get found. Show up when a buyer searches Google, and increasingly when they ask ChatGPT, Perplexity, or Gemini who to hire. This is your website and your visibility.
- Capture the lead. Turn a click into a contact, fast, before they bounce to the next agent.
- Nurture the lead. Stay in front of them for the weeks or months between “just looking” and “let’s write an offer.”
- Close and market. Listing content, staging, video, pricing, and the paperwork.
Most agents need two to four tools total, not ten. Match the tool to the job, and skip the rest. Here are the ten that earn their subscription.
1. General-purpose AI assistants: ChatGPT, Claude, and Gemini
The job: draft everything, faster.
The workhorses. ChatGPT, Claude, and Gemini are the fastest way to draft listing descriptions, buyer and seller emails, social captions, neighborhood guides, and offer summaries. Feed one your listing details and a target buyer, and you have a first draft in seconds.
The catch, and it is a real one: these tools have no context about your business. Every session starts from scratch. You have to bring the facts, the brand voice, and the judgment, then check the output. They will happily invent a school district rating or a square footage. For a listing, that is a Fair Housing and accuracy problem, not a typo.
Best for: Any agent. Start here before you buy anything specialized.
Watch out: Never publish a listing description or market claim without verifying the facts yourself. Treat these as a fast intern, not a source of truth.
Pricing: Free tiers exist. Paid plans run around $20/mo each.
2. An AI-native CRM: Lofty or Follow Up Boss
The job: capture and organize every lead in one place.
The single biggest mistake teams make is letting leads land in five disconnected inboxes with no follow-up system. Your CRM is the fix, and in 2026 the good ones have AI baked in.
Lofty (formerly Chime) is the all-in-one pick. CRM, IDX website, ads, and an AI assistant that scores leads, drafts follow-ups, and runs behavior-based “Smart Plans” that decide which drip to send based on how a lead behaves. In early 2026 it leaned further into agentic AI. Good for solo agents and small teams who want AI in every step without buying add-ons.
Follow Up Boss is the other side of the coin: widely regarded as the gold-standard CRM hub. It is lighter on built-in marketing but has a clean interface, the deepest third-party integrations in the category, a native AI suite that drafts replies and summarizes lead history, and an open API so you can plug in your own AI. For larger brokerages, BoldTrail (formerly kvCORE) is the ecosystem play.
Best for: Lofty for AI-in-one-box solo agents and small teams. Follow Up Boss for teams that want a flexible hub and already have their own lead sources.
Watch out: An all-in-one CRM’s built-in website is usually template-based with light SEO. If organic search and AI discovery matter to you, run a real website (see #5) and let the CRM do what it is best at: managing the database.
Pricing: Follow Up Boss runs around $69/user/mo. Lofty typically starts higher and scales by team size and lead volume.
3. An AI inside sales agent (ISA) for 24/7 nurture: Structurely or Ylopo
The job: respond in seconds and keep the conversation alive for months.
Buyer expectations shifted hard this year. Respond in minutes, not hours, or the lead is gone. No human can text every new lead at 2 a.m. on a Sunday. An AI ISA can.
Structurely is the standalone pick. It is trained specifically on real estate buyer and seller conversations, so it handles the “we’re just browsing” brush-off far better than a general chatbot, and it texts leads like a human ISA, qualifying and warming them until they are ready to talk, then handing off. It plugs into Follow Up Boss, Lofty, and BoomTown. If you already run Ylopo, its native rAIya assistant does the same nurture job wired directly into Ylopo’s ad and IDX engine.
Best for: Agents and teams with real lead volume who are losing deals to slow or inconsistent follow-up.
Watch out: These are rented templates that pace you the same messages as everyone else on the platform, and pricing in this category rose in 2026. Complex objections and high-intent conversations still belong to you. Let the AI carry the top of the funnel, not the closing.
Pricing: Structurely starts around $499/mo. Ylopo typically runs $1,000+/mo including managed ad spend.
4. Predictive seller and lead scoring: SmartZip or Top Producer
The job: know who is likely to list before they call anyone.
Instead of farming a whole zip code blind, predictive tools score which homeowners are most likely to sell in the next 6 to 12 months, so you spend your marketing on the 20% of the list that produces most of the listings. SmartZip is the best-known name here, and Top Producer bundles predictive insights into its CRM.
The winning play in 2026 is not a cold “your home value is up 12%, want to chat” text. It is using the prediction to prioritize genuine, human outreach to the right people first.
Best for: Listing-focused agents and teams working a defined geographic farm.
Watch out: Predictions are probabilities, not promises. The tool tells you where to knock. You still have to knock.
Pricing: Varies by territory and list size. Expect a monthly subscription plus data fees.
5. Your website and IDX foundation: Surmado Sites
The job: get found, and give every other tool something worth pointing to.
Every tool on this list, above and below, points a lead somewhere. Usually your website. It is the one asset you own outright. Buyers read it. Google crawls it. And AI systems now use it as a source when they decide which agent to recommend. If it is slow, thin, or technically broken, everything else leaks.
Surmado Sites is the managed option. You send your URL, and Surmado’s AI agent plus a human team rebuild the site on a fast, secure, AI-readable foundation, host it, monitor it, and keep improving it. You never touch a builder or a dashboard. When you want a change, you ask in plain English (“swap that photo,” “add an FAQ about my listing process”) and approve it. Surmado’s AI plus team handles the rest, and you edit by chat.
For realtors specifically, the piece that matters most is IDX. On the Central Phoenix Homes rebuild, we fixed the SSL and hosting, rebuilt the site mobile-first, and connected IDX Broker so live MLS listings show directly on the owned site, not just in a third-party portal. The result the agent cares about: the site loads, looks trustworthy, and leads are coming in again.
“My website was completely inaccessible to potential buyers before Surmado fixed it. Now my site runs fast, looks incredible, and I can edit anything just by talking to their AI.” — Vicki Vanderhoff, Realtor, Central Phoenix Homes
There is a forward benefit too. Once the site is solid, Surmado’s AI keeps working: checking how the seven major AI platforms describe you, auditing site health, and flagging what to fix so you get recommended when a buyer asks AI for an agent. See Surmado Sites for realtors for the vertical version.
Best for: Agents who want their whole web presence handled, with live IDX listings, and who never want to log into an editor again.
Not for: Agents who enjoy tinkering in a page builder every week, or who need a full e-commerce store. Surmado Sites handles blogs and listings, not online checkout.
Pricing: Free rebuild and preview. You pay nothing until you approve it and your domain moves. Membership starts at $99/mo billed annually ($150 month to month).
6. AI virtual staging: Virtual Staging AI or REimagineHome
The job: make empty and dated rooms sell.
Staged listings get more views and sell faster, and in 2026 you no longer need a physical staging budget or a three-day turnaround. Upload a photo of an empty room, pick a style, and you have a photorealistic furnished version in seconds.
Virtual Staging AI (acquired by Zillow) is the fast, cheap, high-volume pick, with output that can flow into Zillow’s listing tools. REimagineHome (built by Styldod) leans design-forward, with millions of users, shoppable furniture, and, importantly, compliance features.
That compliance piece is not optional. Under the NAR Code of Ethics, virtually staged photos must be disclosed and clearly labeled, and many MLSs have their own photo standards. Never pass a staged photo off as a real one.
Best for: Any listing agent with vacant or tired-looking rooms.
Watch out: Disclose the staging. Stage five to eight key rooms, not every closet, or the gallery loses credibility.
Pricing: Virtual Staging AI starts around $0.50 per image on subscription. REimagineHome starts around $6 per image or a monthly plan.
7. AI video and social content: HeyGen, Canva, and OpusClip
The job: show up on the feed without spending your evenings editing.
Video is the highest-performing content type on every major platform, and short-form is where the next generation of buyers lives. The problem is never knowing you should post. It is the time it takes.
HeyGen is the broad pick: record two minutes of yourself once and it creates a cloned presenter that can deliver weekly market updates and listing intros without you filming again, and it can dub your listing walkthrough into Spanish, Portuguese, or Mandarin in minutes. Canva and its Magic Studio are the fastest way to turn listing photos into a polished social graphic or reel with no design background. OpusClip chops a long walkthrough into vertical, auto-captioned shorts for TikTok, Reels, and Shorts.
Best for: Agents who know they should post daily and keep not doing it.
Watch out: Review every generated frame against approved property facts and photos. AI video can invent a view, a finish, or an amenity that is not there. Disclose AI-generated or illustrative sequences.
Pricing: Most offer a free tier. Paid plans run roughly $16 to $100+/mo depending on volume.
8. AI voice and receptionist: Retell AI or Smith.ai
The job: never miss the call that becomes a commission.
Speed to lead applies to the phone too. A missed call is often a lost client, and you cannot answer every ring during a showing. AI voice agents answer inbound calls in a natural voice, qualify the caller, answer common questions, and book showings straight onto your calendar, day or night.
Retell AI is a build-your-own voice-agent platform with direct CRM and calendar integration, good for teams that want a custom setup. Smith.ai blends AI with human backup for calls that need a person. Some CRMs and ISAs (like Ylopo) now include AI voice follow-up natively, so check what you already pay for before adding a tool.
If your site is already on Surmado Sites, this comes built in, and it is one of the highest-quality AI receptionists out there. The Surmado AI receptionist is not a script reader. It answers the calls you miss with a real conversation grounded in your services, hours, and prices, then sends you a briefing instead of a voicemail: who called, why, how urgent it is and why, the next step it recommends, and a follow-up already drafted in your inbox. It flags anything sensitive, like a card number, and keeps it out of the record. You set the greeting and what counts as urgent in plain English, and the questions callers ask feed the same Surmado AI that writes your content and qualifies your leads.
Best for: Solo agents and small teams who lose leads to voicemail while they are with clients.
Watch out: Test the script hard before it goes live. A stiff or confused voice agent on a first call does more damage than voicemail.
Pricing: Usage-based, typically a monthly base plus per-minute or per-call fees.
9. AI pricing and market analysis: AVMs plus Cloud CMA
The job: price right and sound like the local expert.
Automated valuation models from Zillow and Redfin, and provider-grade data from tools like HouseCanary, give you a fast read on value and market trends. For the client-facing version, Cloud CMA turns comps into a polished comparative market analysis and buyer or seller report in minutes.
Use these to prepare and to communicate, not to decide. An AVM does not know the kitchen was just remodeled or that the busy road knocks 5% off. Your local judgment is the product. The AI just makes the homework faster.
Best for: Listing presentations, pricing conversations, and weekly market-update content.
Watch out: Never hand a client a raw Zestimate as “the price.” Frame the data, then bring your expertise.
Pricing: Cloud CMA is a monthly subscription, often included with some MLS or brokerage memberships.
10. AI admin and transaction help: Otter, Fireflies, and document review
The job: get the busywork off your plate.
The least glamorous, highest-ROI category. AI note-takers like Otter and Fireflies join your buyer consults and listing appointments, transcribe them, and hand you a summary with action items, so you are present in the meeting instead of scribbling. General AI assistants can also read a long inspection report or disclosure and pull out the key points to review.
Agents using AI for admin report spending meaningfully less time on paperwork, which is time back for the parts of the job that actually earn: showings, negotiation, and relationships.
Best for: Every agent drowning in notes, emails, and documents.
Watch out: AI can summarize a contract. It cannot give legal advice or catch every liability. A summary is a starting point for your review, not a substitute for it or for your transaction coordinator and attorney.
Pricing: Free tiers are common. Paid plans run around $10 to $20/mo.
The honest bottom line
You do not need all ten. You need the right two to four for where your business leaks today.
If your follow-up is slow, start with a CRM and an AI ISA (#2 and #3). If your listings look flat, add staging and video (#6 and #7). If your phone goes to voicemail during showings, add a voice agent (#8).
But before any of it, look at the asset every one of these tools points a lead back to. The fanciest AI nurture bot in the world cannot save a lead that lands on a slow, dated, or broken website. That is the leak we see most often, and it is the one that quietly wastes every other dollar you spend. Fix the foundation, then add leverage.
